Absolutely!  The owners have taken several steps to reduce due diligence time for developers and to be developer-friendly.  For example:

  • a wetland's Jurisdictional Determination has been achieved and mitigation credits purchased for the retail section (approx 24 acres) on W. Prien Lake Road and Contraband Parkway;
  • a Phase One study has been completed and will be provided to prospective buyers;
  • the Traffic Impact Analysis has been completed and a Letter of Compliance signed with the Louisiana Department of Transportation;
  • a drainage study for Phase 1, 2, and 3 has been completed;
  • The seller is prepared to have its attorney issue title commitments to the Buyer in the amount of the respective Purchase Prices for the Property, as each may become applicable, along with copies of each title requirement and title exception listed in the title commitments;
  • a subdivision plat for Contraband Pointe has been accepted by the city and recorded:
  • a Geotechnical study has been completed on the retail section;
  • Restriction and Servitude Agreements have been completed;
  • the property is already zoned "Business";
  • The new DOTD Road, Contraband Parkway, opened to traffic in July 2019.
